Rental Property Analysis Tools Compared

Most rental property tools are calculators: you find a listing and they run the numbers. A few go further and search listings for you. Here’s what each one actually does, what it costs and who it suits, including the free options.

Calculator or screener?

A calculator answers “is this listing a good deal?” It’s cheap or free, and it’s the right tool when you already have a few properties in mind. A screener answers “which of tonight’s new listings should I look at?” That’s worth paying for when the searching is the bottleneck: you work full time, you’re buying out of state, or you’re investing in the US from Canada.

BiggerPockets’ BiggerDeals listings and Prop Hound both do some of the screening for you. BiggerDeals shows estimated returns on listings from the MLSs it covers and lets Pro members filter and save searches. Prop Hound checks new listings in any US city you pick against your full set of targets, including DSCR and cash needed, and explains every match with a due-diligence checklist and a max offer.
