Prop Hound vs DealCheck
DealCheck is a deal calculator: you find a property, add it, and it works out cash flow, cap rate and cash-on-cash. Prop Hound is a deal screener: it checks new listings in the markets you pick every night against criteria you set once, and emails you the ones that clear, with an explanation. If you already have a shortlist, DealCheck is the better and much cheaper tool. If finding the shortlist is what eats your evenings, that's the job Prop Hound does.

When DealCheck is the better choice
- You're looking at a handful of properties a month and already know which ones.
- You flip, wholesale, BRRRR or run short-term rentals.
- You want a free tool. DealCheck's free plan is not a crippled demo: it has every feature, just with caps on how much you can save.
- You want a phone app or PDF reports to send a lender.
When Prop Hound is the better choice
- You don't have time to go through new listings every night.
- You're buying out of state or from Canada and can't watch a market up close.
- You want to hear about a deal the night it lists, already checked against your numbers.
- You want the explanation and a due-diligence checklist, not just the math.
- You want to send each deal to your agent and lender with the numbers already done.
Can you use both?
Yes, and plenty of investors should. Prop Hound finds the candidates and tells you why each one cleared. DealCheck is a good place to model the one you're serious about in more detail, try different strategies on it, or produce a report for your lender.
Let the listings come to you

Questions
- Is DealCheck free?
- Yes. The free Starter plan has every feature the paid plans have, capped at 15 saved properties, 5 comps, 5 photos and 5 templates. Plus is $10 a month and Pro is $20 a month, both lifting those caps, with a free trial. If you analyze a few deals a month, the free plan is genuinely enough.
- Does DealCheck find deals for you?
- DealCheck can search active listings nationwide and sort them, but its documentation doesn't describe saved searches or alerts. You run the search and pick the properties to analyze.
- Why does Prop Hound cost more?
- You're paying for the screening itself: new listings in your markets checked against your numbers every night, with the ones that clear explained and sent to you. If you'd rather do that part yourself, a calculator is the cheaper choice.
