How the market picker works

The picker ranks ten cash-flow rental markets using data we refresh every month: the median sale price and median rent from one established investor neighborhood in each city, the county’s population change and its unemployment rate. Tell it whether you care most about cash flow, growth or a balance, and how much you can spend, and it re-orders the list.

A high rent-to-price ratio means more rent for each dollar of price, which is what a cash flow investor wants. Population growth and low unemployment point to renter demand that should hold up. Cheaper markets often have older housing and more repairs, so use the ranking to build a short list and then look at each city in detail.

Each city has its own page with the full numbers and local notes. Start from the cash flow markets overview, or check a specific listing in the rental property calculator. Members can add their own cities to the comparison.
