Privacy Policy

This is a plain-English summary of how Prop Hound handles your information. It covers what we collect, why, and what we don’t do with it. By using Prop Hound, you agree to the practices described here.

What we collect

• Your mobile number, if you turn on text alerts, with when you agreed to get them.
• Account info: name, email, and password (handled securely through Firebase Authentication, we never see or store your raw password).
• Your investment criteria: target market, price range, and return thresholds you set.
• Billing info: handled directly by Stripe. We never see or store your full card number.
• Usage data: basic analytics on how the site is used, to help us improve it.
• Device and browser information: things like IP address, browser type, and general location, collected automatically for security and analytics.

How we use it

• To run your nightly deal screening and show you matched properties.
• To email you when a new deal matches your criteria.
• To process payments and manage your subscription.
• To improve the product and understand what’s working.
• To detect, prevent, and respond to fraud, abuse, or security issues.

Cookies and similar technologies

We use cookies and similar tools to keep you signed in, remember your settings, see how people use the site, and measure our ads. These are the tracking tools on the site:

• Google Analytics (through Firebase): page views and general location, so we know which pages people use.
• PostHog: page views and what you do in the app, like opening a deal, saving one, or moving the what-if sliders, so we can see where people get stuck. PostHog also records your screen while you use the app, including your clicks and typing. We keep those recordings for 30 days.
• Meta Pixel (Facebook and Instagram): tells Meta when someone who saw our ad visits the site or signs up, so we can measure and target our ads.
• Ahrefs Web Analytics: page views and where visitors came from.

None of these run on shared deal pages, since those links carry a private code. You can block or delete cookies in your browser settings. Blocking them may sign you out. You can also turn off ad tracking in your Meta ad settings and install Google’s Analytics opt-out add-on.

What we don’t do

• We don’t sell or share your phone number or your text opt-in with anyone for their marketing. We use your number only to send the alerts you asked for.
• We don’t sell your personal information to third parties.
• We don’t share your criteria or account details with other users.

Third parties we use

We use a small number of service providers to run Prop Hound. They handle data for us under their own security and privacy terms:

• Firebase (Google): sign-in and data storage.
• Stripe: billing and payments. We never see your full card number.
• Resend: sends our emails.
• Twilio: sends text alerts, only if you turn them on.
• Vercel: hosts the website.
• Google Analytics, PostHog, Meta and Ahrefs: the tracking tools listed above.

We also pull listing, rent and area data from RentCast, HUD, FEMA and the FBI. We send them property addresses or locations, never your name or email.

Data retention

We keep your account and usage data for as long as your account is active, and for a reasonable period afterward in case you want to reactivate, or as needed to comply with legal, tax, or accounting obligations. If you request full deletion, we’ll remove your personal data except what we’re required to retain by law.

Data security

We use reasonable technical and organizational measures to protect your information, including relying on Firebase and Stripe’s own security infrastructure for authentication and payments. No method of transmission or storage is 100% secure, and we can’t guarantee absolute security.

Children’s privacy

Prop Hound isn’t directed at, and isn’t intended for use by, anyone under 18. We don’t knowingly collect personal information from children.

Your choices and rights

You can update your name, email, password and email preferences from your profile page. To delete your account and your data, email hello@prophound.co and we’ll take care of it. Depending on where you live, you may have additional rights to access, correct, delete, or restrict use of your personal information. Email us to exercise any of these.

International users

Prop Hound is based in Canada (Quebec). The Service is aimed at people investing in the United States, and our service providers may process and store your information in Canada, the United States and other countries, which may have different data protection laws than your own.

Changes to this policy

We may update this policy as the product evolves. We’ll do our best to flag material changes to active users.
