A free rental market report for any US city: the active listings that clear a cash-on-cash return bar.
What’s in the report
We take the active for-sale listings in the city you pick and run each one through the same math as our deal calculator. The free report shows up to three listings that meet the goal, each with its price, estimated rent and cash-on-cash return. It only looks at the newest few listings in each city, so treat it as a sample of what’s out there. If nothing meets the goal, it shows the closest listings and how far each one falls short. The watch-outs and checklist for each deal are for members.
The goal we use
Since we don’t know your numbers yet, the report uses a standard set: a 8% minimum cash-on-cash return, 20% down and a 7% interest rate. A listing has to hold up after property tax, insurance, vacancy, repairs and management, so a high rent-to-price ratio alone doesn’t qualify. Members set their own bar in the app, and the nightly check uses that instead.
What to expect
In many cities the report comes back with only a few deals, or none. That’s accurate. Most listings don’t cash flow at today’s rates, and in pricier metros almost none do. If your city comes up empty, the cash flow markets page shows where median prices and rents line up better, and the market picker ranks cities by what you care about.
Rent figures on a listing are estimates. Treat a report entry as a reason to look closer, then check the rent against real comparables and get an inspection before you offer.
