You have the money. You don’t have the time.
You’ve got a good job. Decent savings. Solid credit. Money isn’t what’s stopping you. Time is. Every night you could run the numbers on a new listing. Something else eats the time instead. By the time you get to it, the deal is gone.
Doing the same math on every listing, night after night, wears you out. Underneath it is a quieter fear: what if you get the numbers wrong and buy a bad house?

This is for you if
- You have a steady job, some savings, and decent credit.

- You already run your own numbers every night and like it.

What you get
What a deal looks like
This is an example, worked out the same way we work out yours. It isn’t a live listing.
412 Example St, Indianapolis, IN
3 bed, 2 bath · $185,000
11.0%
cash-on-cash return, with 20% down and a 7% loan
Why it fits
This deal comes to a 11.0% cash-on-cash return. You asked for at least 8%. At an estimated $1,950/mo in rent against a $185,000 price, that's about a 1.05% rent-to-price ratio, on the strong side.
Cash-on-cash return is the cash left over in a year, as a share of the cash you put in. The rent-to-price ratio is one month’s rent divided by the price.
The First Deal Guarantee
If we don’t find a deal that fits your numbers in your first 30 days, you get every dollar back. No store credit. This covers finding a deal. It doesn’t cover buying one. That part is up to you, your lender and your agent. Your numbers need to be set up so we can check, and you ask for the refund by email within 14 days after the 30 days end. The Terms have the full rules.
A bad first rental can cost a lot. Big repairs. Months with no tenant. Prop Hound helps you check the numbers first, and it starts at $79 a month.
Free for 7 days with everything. Then $79/mo for Starter or $149/mo for Investor. Cancel before day 8 and you pay nothing.

Who built this
I’m a software developer in Canada. I’ve spent a lot of time in real estate investor groups, and one complaint came up over and over: nobody has time to run the numbers on every listing.
So the good deals go to whoever checks first. I built Prop Hound to do that checking for you, every night. You save the hours, and you see the deals that fit your numbers while they’re still new.

Questions
What if I don't have time to review deals myself?
You don't have to. We check listings every night and send you only the ones that fit. You look when you have time.
Is it worth the money?
Paid investor groups often charge a monthly fee to hear about deals secondhand. Prop Hound does the checking itself, every night, in your city. It may also count as a business expense once you're actively buying or holding rental property. Ask your accountant.
What if nothing fits in 30 days?
Then we refund every dollar you paid for that subscription. To claim it, email us within 14 days after the 30 days end. The Terms have the full rules.
Is the call required, or a sales pitch?
Neither. You set your numbers in the app in a couple of minutes, and your first check runs that night. If you want a free 15-minute call about your setup, it's there any time. There's no pitch.
How much does Prop Hound cost?
Starter is $79 a month for 1 city. Investor is $149 a month for 3 cities and text message alerts. Both plans track your rentals: 5 you already own on Starter, as many as you like on Investor. Yearly, Starter is $790 a year and Investor is $1,200 a year. Every new account starts with a 7-day free trial that includes everything in Investor. A card is required to start it, but you won't be charged until day 8, and you can cancel any time before then. Both plans get the same guarantee.
Do I need real estate experience?
No. Prop Hound is built for people buying their first or second rental property. We explain every deal in plain English.
Which cities and property types do you cover?
You pick a US city when you sign up. We cover single-family homes and small apartment buildings with 2 to 4 units. Starter checks 1 city. Investor checks 3, each with its own numbers and loan details.
Can I invest out of state, or from Canada?
Yes. You pick a US city, and you don't have to live there. That includes Canadians buying in the US.
I don't know which city to buy in. Does that matter?
Picking a city from a tip by a friend or a YouTuber, instead of real data, is a common mistake for first-time investors. Try our free Market Picker (prophound.co/market-picker). Answer two quick questions and we compare real numbers for top cities, side by side. No card or email needed. Paying members can add their own city.
Is this financial advice?
No. We're not a licensed financial advisor. We check deals and give you the numbers and context to make your own decision. Always do your own research before buying.
